High-Frequency Portal Ingestion
Our automated sniper engine continuously monitors major UK property portals via headless browser technology. Instead of indexing stale inventory, we prioritize New-to-Market listings (added within the last 24 to 72 hours) across 54 major urban hubs in England, Wales, Scotland, and Northern Ireland.
Localized Rental Comps & Yield Algorithm
Many naive platforms rely on asking rents posted by agents, which are often inflated. EstateFlow employs a postcode-area median comparison model. When a property is detected, our engine matches its bedroom count and property category against median rental transacted comps within that specific postcode district.
This localized baseline prevents unrealistically high yield figures and gives investors a conservative, bankable expectation.
Automated Noise & Garbage Filtration
Public search portals are filled with listings that skew yield statistics and waste investors' time. Our ingestion parser executes negative keyword filtration to eliminate:
- Static Caravans, Chalets & Mobile Lodges
- Shared Ownership (unless 100% equity)
- Retirement & Assisted Living (Over 55s)
- Non-residential parcels without planning
