1. Agreement to Terms
By accessing or using estate-flow.co.uk ("EstateFlow", "the Platform"), you agree to be bound by these Terms of Service. If you do not agree with any part of these terms, you must discontinue use of the platform immediately.
2. Non-Advisory Regulatory Status (FCA Notice)
EstateFlow is an independent computational property market intelligence tool. We are not an estate agent, mortgage broker, financial advisor, credit broker, or lending institution regulated by the Financial Conduct Authority (FCA).
Nothing published on this website constitutes regulated financial advice, investment advice, mortgage broking, credit intermediary activity, tax counsel, or an offer to purchase or sell real estate assets.
3. Indicative Nature of Calculations & Data
All financial metrics generated on EstateFlow — including Gross Rental Yields, Net Yields, 2026 Stamp Duty Land Tax (SDLT) estimates, Interest Cover Ratio (ICR) stress testing, monthly mortgage payments, and 5-year capital ROI models — are automated computational estimates derived from public data, regional asking rents, and median neighborhood benchmarks.
- Market Volatility: Property valuations and market rental values fluctuate constantly. We do not warrant that a property will achieve the projected rent or capital growth.
- Mortgage Rates: Amortisation models assume indicative interest rates (e.g. 5.0%–5.5%). Actual lender rates and pre-approvals depend on personal underwriting, deposit size, and credit history.
- Tax Variations: Stamp Duty calculations reflect general 2026 rules (including the 5% additional property surcharge). Personal tax liability depends on your entity structure (Limited Company SPV vs Personal Name) and global asset ownership.
4. Mandatory Professional Due Diligence
Property investment involves substantial financial risk, and your capital is at risk. Prior to executing any property acquisition, exchange of contracts, or mortgage agreement, users must conduct independent due diligence and seek certified guidance from qualified RICS chartered surveyors, SRA-regulated conveyancing solicitors, and CeMAP-certified mortgage brokers.
5. Intellectual Property & Acceptable Use
All computational algorithms, proprietary scoring models, codebases, user interfaces, and brand assets are the exclusive intellectual property of EstateFlow.
You agree not to systematically scrape, extract, harvest, reverse-engineer, frame, or overload our infrastructure using automated scripts, bots, or spiders without prior written consent.
6. Limitation of Liability
To the maximum extent permitted by English law, EstateFlow and its operators shall not be liable for any direct, indirect, incidental, or consequential losses, including lost rental income, investment capital losses, survey defects, or legal expenses incurred as a result of relying on calculations or listings found on this website.
7. Governing Law & Jurisdiction
These Terms shall be governed by and construed in accordance with the laws of England and Wales. Any disputes arising from or relating to the use of EstateFlow shall be subject to the exclusive jurisdiction of the courts of England and Wales.
